Representing Sellers

Our primary objective is to first listen to what the seller’s needs are, and then to develop an effective marketing plan, within the market, that will yield the maximum value for your property on both price and terms.

Each classification or type of real estate has its own particular marketing approach and expectations. All of our agents have years of experience in working through the multitude of issues that arise from a transaction.

Our Listing and Selling Approach

  1. There are many factors that we evaluate to develop an effective marketing plan for our clients. They include a detailed assessment of the current market trends, recent sales data and likely profile of qualified buyers.
  2. We provide recommendations to our clients on how to make their property look its best to the buyer market. We develop a full profile of the salient positive features of your property, which includes a color brochure, detailed property information, local and regional print advertising, two multiple listing services, and presence on Web sites that have both National and International reach.
  3. The purpose of a successful marketing plan is to first provide your property in its best light to the widest number of potential buyers. When we are contacted by potential buyers or buyer’s agents, we generally only have their attention for brief moments in time. Our job at that point is to provide full and timely additional property information, assist in showing your property and respond quickly to any follow-up questions, that may lead to a Contract Offer to Purchase.
  1. When we receive a Contract Offer on a Seller’s property we breakdown the components of the offer relative to offered price, terms, and contingencies; with our Sellers objectives in mind.

After successfully negotiating the offer to a ratified contract, we will supervise property inspections, monitor buyers financing contingency progress, additional contract conditions, and coordinate legal representation for our seller client culminating into a settlement.

We do our utmost to ensure that from the first property showing to settlement that our client experiences the most positive outcome in an often complicated process.
